LaSalle County Assessments Description
DESCRIPTION

These 5 parcels of land, totaling 298.16 acres, are located in LaSalle County, Illinois. The 60-acre parcel is currently zoned manufacturing, and the other parcels are zoned agriculture, but all can be re-zoned commercial. The sites are located just north of Interstate 80 (a transcontinental east-west corridor) and west of Interstate 39, which connects Canada and the Gulf of Mexico.

The 60-acre parcel has direct rail access onsite — the Peru Industrial Railroad can ship to 2/3 of the USA in 2 days or less! Illinois Valley Regional Airport is less than two miles away is, and has two lighted, paved (crosswind) runways capable of accommodating any sized business aircraft. With GPS and localizer approaches, its 6000’ × 100’ runway routinely handles business jets up to a Global Express. Furthermore, the city is located along the Illinois River, which has barge access and storage. The accessible transportation and reliable infrastructure make Peru an extremely attractive and competitive location when compared to other sites throughout the country.

This area is also a prime location for expansion into the frac sand industry due to its location in the heart of the best quality frac sand deposits found in the nation, featuring perfectly rounded quartz gems, which are highly sought for fracking activities. There are already other major frac sand employers in the area, including US Silica, Unimin Corporation, Manley Brothers, Quality Sand Products, and Northern White Sand.
